I wanted to provide an update on the Austin market overall and also how things are going in my own neighborhood of Highland Park West / Balcones Area.
For some insight into how COVID has impacted the Austin market as a whole, be sure to check out my most recent post on that subject here.
An updated graphic of Austin transactions shows the latest numbers:
In the HPWBA neighborhood, COVID has had an impact on transactions, with year-to-date sales (through the end of July) down -28% vs. the same time period in 2019. But 2019 was an exceptionally good year, so in fact the number of transactions is in line with or exceeds the same periods for 2014 – 2018.
And like many other areas of the city, what may be holding things back at this point is the number of available listings. You can see in the graph below that active listings are well below prior years:
So if you are thinking about selling, please contact me and I’d be happy to discuss the current market environment and what your home may be worth, and work with you to develop a plan to sell your home.
Note: All data comes from the Austin Board of Realtors’ MLS report, reflecting activity through August 10, 2020.
