Highland Park West / Balcones Area (HPWBA) Real Estate Market Update – August 2020

I wanted to provide an update on the Austin market overall and also how things are going in my own neighborhood of Highland Park West / Balcones Area.

An updated graphic of Austin transactions shows the latest numbers:

In the HPWBA neighborhood, COVID has had an impact on transactions, with year-to-date sales (through the end of July) down -28% vs. the same time period in 2019.  But 2019 was an exceptionally good year, so in fact the number of transactions is in line with or exceeds the same periods for 2014 – 2018.

And like many other areas of the city, what may be holding things back at this point is the number of available listings.  You can see in the graph below that active listings are well below prior years:
